(iii) Housing Land Supply - Urban Capacity Study published March 2001. No previous study to compare it to, although it did identify more sites than previously identified in the adopted Local Plan.
- The Structure Plan baseline requirement is for 488 dwellings per year. Between 1996-2000 the completion rate was averaged at 565 dwellings. Whilst the current house building rate over the past year is nearly double the baseline requirement. - There is currently an adequate land supply for future building for the Local Plan period up to 2011. However, if the current rate continues there could be a shortage post 2006.
- Currently all allocations in the Initial Deposit Version of the Local Plan Reviews are brownfield sites. Approximately 37% are small sites, conversions, sub-divisions, etc. compared to 63% large sites (10 units or over).
(iv) Other Significant Topics/Local Plan Proposals/Local Issues - There is a shortage of suitable employment sites within the City. The loss of employment sites to other uses and some existing allocations having constraints such as contamination, infrastructure requirements, etc. which need to be addressed before they can come forward for development, has resulted in restrictions on the delivery of sites. |
