Value of Land already acquired for this Project
The land forming the site of the development is an integral part of the school campus and is incapable of disposal in isolation. The land was acquired at historic cost and its current value to the County Council is as part of the ground of the establishment. ESTATES PRACTICE TO COMMENT PLEASE.

Upon completion of these works it is anticipated that the additional annual fuel cost will be in the order of ALAN DOWDELL TO CONFIRM PLEASE per m2.

3. DETAILS OF SITE
LOCATION
Crestwood Community School is located at Shakespeare Road, Eastleigh.
ADJOINING LAND AND BUILDINGS
The school is bounded by residential accommodation to north. and Shakespeare Infant and Junior Schools lie to the east with further residential accommodation beyond. Shakespeare Road runs along the southern boundary of the site with a church, doctor's surgery and shops beyond. Woodside Avenue borders the western boundary of the site with housing beyond.
AREA INCLUDING COMPARISON WITH LOCAL/NATIONAL STANDARDS
The total site area for the school is 20.39 acres (8.25 hectares). The DfES guideline for a school of this size is CEO TO COMMENT PLEASE acres (??? hectares).
PLANNING POSITION
A formal detailed planning application is due to be submitted to the County Planning Officer during TO BE CONFIRMED 2003.

RESULTS OF TRIAL BORE HOLES

ACCESS
The main vehicular and pedestrian access points to the site are from Shakespeare Road to the south of the site. A second vehicular entrance exists from Woodside Avenue to the west of the site which is used by maintenance vehicles when servicing the building.
A separate pedestrian entrance exists from Woodside Avenue to the south west corner of the site.
COMMENTS ON SITE LAYOUT
The school site is roughly rectangular in shape with the main school building situated to the south of the site with the school playing fields extending to the north. The school building is arranged in a semicircular shape made up of two blocks of accommodation linked by a glazed atrium.
There is a playground area to the east of the school building with further hard play courts for tennis / netball to the north. The main vehicular and pedestrian access points to the school are via Shakespeare Road to the south.

The existing mains services are considered to be of a sufficient capacity to be extended and adapted as required to serve the proposed new accommodation. TBC

The school was constructed in 1982 and is of a traditional construction with a steel frame structure and facing brickwork. The existing buildings on site are considered to be in a good condition for their age and type.
TEMPORARY BUILDINGS
There are no temporary buildings on this school site and none will be required either during or upon completion of these proposals.

The extension has been designed and materials chosen to match or compliment the form and materials of the original school building.
