Upgrading Existing Building

Outline Specification

1. New Kitchen (ex studio) and Back-bone corridor

    Brick up existing access door to Lounge Area

    Brick up Bar / Servery wall

    Install new door

    Remove existing door and surrounding brickwork in corridor

    Break through existing cupboard and surrounding brickwork in corridor

    Fit new door to Storage Area

    Construct studding and plasterboard wall to kitchen and possible seating area

    Install floor finishes

    Install commercial standard kitchen equipment and units / fitments, services, etc.

    Painting as necessary and tile surfaces

2. New Meeting Room (existing Kitchen)

    Remove kitchen equipment, units, services, tiling etc.

    Remove existing vinyl flooring

    Break through wall to Back-bone corridor and install door and frame

    Brick up existing door to lounge area

    Install floor finish

    Install skirting boards?

    Renew electrics

    Paint and decorate, render as necessary

3. Disabled / Unisex Toilet Facility

    Remove all existing sanitary units, partitions, wash handbasin, etc. (leave butler's sink?) and floor finish

    Paint and decorate

    Modify electrics as necessary

    Install new disabled toilet facilities (with specialist assistance)

    Install new floor finish

4. Emergency Entrance (St. James)

    Front door to be outward opening and fitted with crash bar

    Construct outside ramp approx 25mm Tarmac

    Paint and decorate

5. Doorway - Assembly Room to Lumley Area

    Brick up door, surround / arch

    Replace existing door with two doors to create soundproof access

6. Convert existing Disabled Toilet to Storage Facility

Remove existing toiletry, fittings - seal services and make good

Provide shelving

7. Storage Area / Mezzanine Floor

    Reduce height of existing internal walls to suit new mezzanine floor

    Install mezzanine floor timbers and boarding, including access stairway / handrailing

    Renew and install lower level lighting and adjust existing lighting

    Refurbishment of existing storage rooms as necessary

8. Brick Existing External Access Doors to Courtyard

    Review later - 2004

9. Lumley Seating Area / Servery

    Refurbishment tea / coffee facility as necessary

    Install new floor finish, to be decided (continuous vinyl flooring or carpet)

    Paint and decorate surrounding area

10. New Main Access (Existing Emergency Access)

    Replace existing outer doors with double glazed heavy duty UPVC (Brown)

11. Existing Lumley Area Toilets

Refurbish as necessary in 2004

12. General Paint and Decorate Centre

On phased basis, subject to income
