Summary

1.1

The following decisions are sought:

(i) That approval be given to the sale of Site 2 (1.79 ha) and Site 3 (1.76 ha) of the Binfields Development Area on the basis set out in the report and;

(ii) The Director of Property, Business and Regulatory Services (Head of Estates Practice) be authorised to settle the detailed terms and conditions of sale, including such adjustment to the purchase price that may be agreed following minor amendments to the schemes.

Reasons

2.1

To secure a high quality of residential development and design and achieve strong financial offers in order to make a substantial contribution towards the 2004/5 Capital Receipts Programme.

2.2

This decision supports the following Aims of the Corporate Strategy:

Aim 2 - Stewardship of the environment - the proposed schemes of development will continue the high quality of design achieved elsewhere with the County Council`s development of the Binfields Area.

Aim 3 - Achieving economic prosperity - the proposed development will provide a mix of housing types in terms of both tenure and size to meet the demands of the local housing market. The sale of these sites will also allow for the proceeds to be reinvested as part of the Capital Programme.

Aim 4 - Building strong and safe communities - The proposed developments, given their range of housing type and tenure, will allow for a balanced community to develop as part of the Binfields neighbourhood.
